Currituck, Dare, Camden and Pasquotank Remodeling FAQs
Yes, if the work involves structural changes or utility updates. In Dare, Currituck, Camden, and Pasquotank County, a permit is required regardless of cost if you are adding or changing the design of plumbing, electrical, or mechanical systems in any way.
Tub to walk-in shower conversions and curbless showers for aging in place both require a building permit. Likewise, new kitchen island outlets and changes in plumbing or appliance placement require permits and inspections as well. Open concept kitchen layouts often require removing walls and structural or load-bearing changes and upgrades. Any of these are not cosmetic and require permitting and if over $40,000 for materials and labor, a licensed general contractor as well.
No, if the project is purely cosmetic (e.g., painting, replacing cabinets and countertops without moving sinks, showers, plumbing, electrical or appliances).If there is any plumbing or electrical at all, a permit is required. Insurance can deny claims if you have an issue with work that was not permitted or inspected.We manage all local permitting in Dare, Currituck, Camden, and Elizabeth City so your project stays compliant and on schedule.

We limit active project loads, schedule trades intentionally, and stay on top of decisions and milestones. Clear scopes, consistent communication, and frequent site check-ins prevent small delays from turning into long stalls.
Under NC General Statute §160D-1110, no permit is required for work (including labor and materials) costing $40,000 or less unless it involves load-bearing structures, changes to plumbing, or electrical/HVAC work requires a permit. Unfortunately, some contractors who lack licensing skirt this issue by breaking labor into an invoice and materials in another. At the end of the day, it is the property owner that is responsible for unpermitted work. Do your due diligence and ensure that all contractors you hire are properly licensed, work is properly permitted, and all inspections are performed.
Can I pull my own permits as an owner-builder on the Outer Banks and surrounding northeastern NC counties?
Yes, provided you intend to live in the home for at least 12 months after completion and comply with GS 87-14. You must sign an Owner-Builder Affidavit at the county office. You cannot rent the property during this time frame, and your information and affidavit is sent to the NC Licensing Board. Rental property owners who will not live in the home may not pull their own permits. As the owner, you are responsible for ensuring all work is done to code and have the necessary inspections. Failing to get a permit, triggers a stop work order, fees and original permits at a minimum. It can also lower the value when you sell your property, require re-work and other upgrades, and lead to insurance claim denials.
