When is a building permit NOT required for Currituck remodeling?

Non-structural improvements under $40,000 generally avoid permit requirements in Currituck County. Window replacement, door installation, or siding updates that don’t modify framing are common exterior projects that don’t require permits if the cost is less than $40,000. Interior home renovations like painting and projects that don’t involve any plumbing, electrical or HVAC under the same threshold do not typically require permits either.. However, structural alterations, including moving walls, rerouting plumbing, or electrical panel upgrades mandate permits at any price point.

Work surpassing $40,000 combined value requires hiring a licensed North Carolina General Contractor. County officials evaluate aggregate project costs, not isolated phases, for residences from Moyock to Corolla and every town in between. In other words, if you do several projects within a certain time frame (usually a year), they could require a permit. As the homeowner, it is always best practice to reach out to the planning and permitting office to ask if a permit is needed. It is much easier – and less expensive – to get a permit before work is done than after work has been performed. Homeowners are generally responsible for knowing and ensuring permits are in place for work on their property.

Do I need a licensed contractor for my Currituck home addition?

Yes, unless the cost for labor and materials is less than $40,000. Anything under that can legally be done without a licensed GC, but that doesn’t always mean it should be.

Activities affecting Areas of Environmental Concern require state evaluation – even for seemingly minor operations like landscaping or grading.

The CAMA minor permit review process encompasses deck renovations, outbuildings, driveways, and vegetation disturbance near waterways. Both CAMA regulations and Currituck County zoning ordinances operate concurrently. Residences along NC 12 in Corolla and soundfront sites throughout the county should presume a CAMA permit is required until Planning & Inspections confirms otherwise.

Can I apply for a Currituck County permit online?

Online applications process through the Currituck County Citizen Self Service portal. Digital submission streamlines the residential building permit application countywide. Alternatively, download the Currituck County residential building permit application PDF and deliver it to Planning & Inspections at 153 Courthouse Road in Currituck.

Comprehensive applications include site plans, construction blueprints, ARHS septic/well permit approvals, and elevation certificates for flood-designated properties. Residential building permit fees scale with project valuation and complexity.

Are Accessory Dwelling Units (ADUs) allowed in Currituck? (Other names for ADUs are granny flats, backyard cottage, guest house, etc).

Yes, but there are some important limits you need to understand upfront. In Currituck, an ADU has to stay secondary to your main home. You can’t split it off or treat it like a separate property later. It’s tied to the primary residence, both legally and functionally.

Size matters too. In most cases, your ADU can’t be larger than the main house, especially if it’s detached. Before anything else, Albemarle Regional Health Services must evaluate what your system can handle. Without their approval, you won’t get a building permit.
Across areas like Crown Point and Moyock, this is often the deciding factor. Not zoning. Not budget. Parking requirements will follow whatever occupancy your septic permit allows.

Bottom line is yes, ADUs are allowed. Whether you can actually build one comes down to septic capacity, site layout, and how well the plan fits your property.

What is the “50% Rule” for substantial improvements in Currituck County?

If your renovation costs go over 50% of your home’s structure value (not the land), the entire house has to be brought up to current flood code. Not just the part you’re working on. The whole structure.

Usually this means elevating the home or floodproofing it, often to at least 2 feet above base flood elevation. This rule applies anywhere in a flood zone, including areas like Corolla and inland properties in a Special Flood Hazard Area.

The 50% is based on the structure value only. Land doesn’t count. Currituck County reviews your numbers during the permit process.
